Dorado Beach vs. Condado for Families

Condado is a walkable city week. Dorado Del Mar is one house, one table for the whole group, and a street-legal Gem Car. Here is how a family of 12 actually spends the week.

Guide article

From our family to yours. If you are choosing a base for a big family week in Puerto Rico, Dorado and Condado are not two versions of the same trip.

Condado is the city by the water. You walk out to Ashford Avenue for dinner, a pharmacy, and the beach. Dorado is quieter, and it splits in two. Most “Dorado Beach” searches mean the Ritz-Carlton Reserve, a resort campus with its own beach. Our house is in Dorado Del Mar, the gated neighborhood next door. Same town. A different week.

Villa Coral is that house: 3,100 square feet, four bedrooms, five and a half baths, sleeps 12, private saltwater pool, about 30 minutes from San Juan airport.

The pool is private to the house. The baja shelf is where the little ones sit.

One house, or a stack of hotel keys

In Condado, a group of 12 usually means several rooms in a high-rise, sometimes on different floors. Connecting doors are a request, not a promise. Breakfast is a lobby or a restaurant. The only table big enough for everyone is somebody else’s reservation.

Dorado Del Mar was built as houses. At Villa Coral the whole group sleeps at one address. Cousins take the youth room: four twin trundles and its own bath. The castle playroom is downstairs, with the loft slide and the crafts station, on the same floor as the pool and the table. Upstairs is a second salon and a kitchenette, so two households can spread out without leaving the house.

There are two coffee bars, one downstairs and one upstairs. The early person makes coffee without taking over the dinner table. The late movie can stay upstairs.

The castle playroom is downstairs. Cousins disappear in here. The grown-ups get the table.

Dinner is the part listings hide. A photo of a pretty table often seats six. We count chairs.

The downstairs dining table is the one that holds the week. White slipcovered chairs. It extends so all 12 sit together. That is one table for the whole group. Two highchairs are already in the house.

The other tables are real, and they are not that one:

  • The breakfast nook seats 6 to 8, and it extends. Morning coffee can happen there. Dinner does not.
  • Upstairs, the white rattan table is round and smaller. It is a second zone. It is not the dinner table.
  • The pavilion table outside seats 8. A night for all 12 is indoors.

If you would rather not cook, Chef Emmanuel and his wife will take the kitchen for a five-course dinner from his catch that day. That is arranged for the stay. It is not in the nightly rate. The grocery map is in the estate provisioning note. In Condado, the same night is a caravan, a reservation, and a highchair in a dining room that was not built for twelve.

Walking Condado, or the Gem Car

Condado is the walkable one. Ashford Avenue is right there: dinner, a pharmacy, shops. You will also have city traffic, tight parking, and the noise that comes with a public beach district.

Dorado Del Mar is a neighborhood, not a strip. We do not walk to a row of restaurants. We take the Gem Car.

Six seats. It lives at the house. Direct bookings include it.

It is a street-legal low-speed vehicle, registered for Dorado Del Mar and for public streets in Dorado posted 35 mph or less. It is not a resort golf cart, and it is not a highway car. PR-22 is out. So is any road signed above 35. Sam’s Club and Costco are about 20 minutes away, and that run is in a regular car.

How we actually let guests drive it:

  • Six seats. People and cargo together stay at or under 1,500 pounds.
  • The driver is 25 or older, with a valid license from a U.S. state or Puerto Rico. Only those drivers.
  • Seat belts. No open drinks. No driving after alcohol. Same idea as a car, on slower streets.
  • Direct bookings include it. If you booked on Airbnb, you add it through the verification portal before you arrive.

The loop from the driveway is short. Out through the neighborhood to the two community beaches. Over to Dorado Del Mar Club, on the same campus as Embassy Suites, for bowling and the game room at Predator and indoor go-karts at D1. You do not need a hotel key for that. A wet afternoon is written up in what to do on a rainy day in Dorado with kids. La Hacienda, the meat market, sits across the street from the neighborhood. Do not leave without the fish dip, or the chimichurri if the group likes garlic. SuperMax is the everyday grocery.

The guard at the community gate already has your names from the arrival list. The Gem Car stays with the house for those hops. Plug it back in when you come home.

Quiet streets, or the city

Condado is a public district. The beach is open. The restaurants stay busy at night. It is policed, and it is still a city.

Dorado Del Mar has a staffed gate. The streets inside are residential and quiet. The kids’ day is the pool, the castle playroom downstairs, and a Gem Car ride to bowling if the afternoon turns wet. The neighborhood playground is a short walk. That is the week we built the house for.
