When does Airbnb’s 15.5% host fee start?

Beginning September 15, 2026 for hosts outside the European Economic Area. Hosts in the EEA or Switzerland have until October 13. If you already use a property management system, you may already be on this host-only fee.

Does the 15.5% apply to cleaning and extras?

Yes. The host fee comes out of the nightly rate, cleaning, and extras. Taxes pass through and are not in the fee. Put your own tax rate in the calculator to see the dollar amount on that stay.

How is CTC’s 12% different from Airbnb’s 15.5%?

Our referral fee is 12% of nightly lodging on the guests we introduce. Cleaning is not included. You keep your Airbnb listing, your website, and your team. We are a complementary channel, not a replacement.

Does CTC’s 12% include the cleaning fee?

No. The 12% is on nightly lodging for the guests we introduce. Cleaning, taxes stated separately, refundable deposits, and optional extras stay with you. If there is no booking API, we use the nightly rate card you write down with us, unless you confirm a different lodging total for that group. A calendar link shows open nights. It does not show the rate.

Do I get the guest’s contact on a CTC stay?

When we introduce a family, you get their contact, so you can welcome them back on your own terms. Airbnb keeps that thread in their app.

A little more context

The fee is not what fellow hosts write about most.

We read through public host threads — the Airbnb host subreddit, airhostsforum — the way we would before a trip. The 15.5% is real, and they explained the raise well. What keeps coming up is the harder part of sharing a house through a large platform.

  • Airbnb keeps the guest’s contact. You talk through their app, and when the stay ends, that thread stays with them. It is hard to invite that family back yourself.
  • Support often lands on the guest’s side. A refund goes out, the case closes, and you are the one left holding it.
  • A difficult review can stay on the listing for a long time. Getting it taken down is rarely simple.
  • A photo sent late at night can end a stay before you have had a chance to send someone over.
  • A no-pets home can still be asked to take an emotional support animal, or pay a penalty if you cancel.
  • If you cancel, even after you thought you were in the clear, they can fine you or pause the listing.
  • A stay past about 28 days can become a tenant question, depending on where the house is.

That first piece is everyday Airbnb. They hold the guest relationship. When we introduce a family, you get their contact, so you can welcome them back on your own terms.

The rest is a small public sample, not a survey, and it is not an argument for leaving Airbnb. We still want you listed there. Our goal is to serve as a complementary channel alongside your existing setup.
